सातबाराविषयी ईमेलद्वारे शंकासमाधान (३)

श्री संजय निकम यांनी विचारलेला प्रश्न :

Dear Shekhar Saheb,

I need very desperate help from you.

I am Sanjay Nikam, residing at Mumbai, I am in process to purchase Agriculture Land at Neral (Karjat). Shekhar saheb, I have Registered the document, paid Stamp Duty, completed formalities like purchaser & seller by taking my photo & seller's photo, sign & thumb impression by producing 7/12 Extract as my farmer certificate.

After this now circle person (may be from Revenue Department or Tahsildar office) they are asking me for Farmer Certificate even for above formalities I have produces 7/12 Extract. Please do suggest if I need to produce the same or 7/12 Extract will prove as I am armer instead producing Farmer Certificate ?

Nobody told me that I have to produce this certificate even after completing these formalities. I dont mind going to native place & get Farmers certificate but I dont know how much time it will take and how much money I have to give under the table.

Can 7/12 Extract be considered as Farmer Certificate to purchase this land? I think agent between this trying to play tricks to get money.

Dear Sanjay,

If you or your father is owing any agricultural land on their name, then 7-12 extract is enough evidence as a agraiculturist.

Thanks for your reply. My father's & my name is there on 7/12 extract but it is not considered. I went to native place & got the Farmer's Certificate from Tahsildar & submitted the same. Thank you very much for your kind guidance.

My next step will be getting electric connection & water connection to land.
